The Complete Move-Out Cleaning Checklist for Toronto Renters

A room-by-room checklist for Toronto renters — know what landlords inspect, avoid extra charges, and pass your final walkthrough without stress.

Moving out of a rental in Toronto or the GTA is stressful enough without worrying about whether your apartment will pass your landlord's final inspection.

Here's what most renters don't realize: while Ontario's Residential Tenancies Act doesn't allow landlords to collect a traditional security deposit (only a last month's rent deposit), landlords can pursue you for damages beyond normal wear and tear — including cleaning costs. If your landlord hires a cleaning crew to deal with a unit you left dirty, you could face charges well above what a professional move-out clean would have cost you upfront.

Here's a room-by-room checklist you can follow, whether you're handling it yourself or hiring a professional service.

Before You Start

Get a few things out of the way before you touch a single surface:

  • Remove all personal belongings first. Cleaning an empty space is faster and more thorough. Pack everything before you clean.
  • Review your lease. Some landlords in Ontario document specific cleaning expectations in the lease. Know what's expected so there are no surprises at the walkthrough.
  • Take photos of every room. Document the condition before and after cleaning. If there's a dispute about cleanliness later, timestamped photos are your evidence.
  • Gather supplies. All-purpose cleaner, degreaser, glass cleaner, baking soda, scrub brushes, microfibre cloths, mop, vacuum, and garbage bags. If you're hiring professionals, they'll bring everything.

Kitchen Checklist

The kitchen is where most landlord complaints come from. Grease, food residue, and grime build up quickly and are impossible to miss during an inspection.

  • Wipe down all countertops and backsplash
  • Clean the stovetop — remove burner grates or drip pans and scrub them separately
  • Clean inside the oven thoroughly (this is the one people skip and landlords always check)
  • Clean inside the microwave — walls, ceiling, and turntable
  • Clean the refrigerator interior — all shelves, drawers, door seals, and walls
  • Pull the fridge away from the wall and clean behind and underneath it
  • Clean inside all cabinets and drawers — wipe shelves and vacuum out crumbs
  • Clean the sink and faucet — remove any limescale or staining
  • Wipe down the dishwasher interior and clean the filter
  • Clean the range hood and filter (degrease thoroughly)
  • Wipe down all cabinet fronts and handles
  • Clean the floor — sweep, then mop, including edges and under the counter lip

Bathroom Checklist

Bathrooms are the second most closely inspected area. Mould, mildew, and hard water stains are the most common issues.

  • Scrub the toilet — bowl, seat, lid, base, and behind the toilet
  • Clean the bathtub and/or shower — scrub walls, floor, and glass doors
  • Remove soap scum and hard water stains from fixtures
  • Scrub grout lines on tile floors and walls
  • Clean the sink and faucet thoroughly
  • Wipe down the vanity and inside the medicine cabinet
  • Clean the mirror streak-free
  • Clean the exhaust fan cover (remove if possible and wipe)
  • Wipe down towel bars, toilet paper holders, and other hardware
  • Mop the floor, including behind the toilet and along edges

Bedroom Checklist

Bedrooms are simpler but still need attention, especially closets.

  • Wipe down all closet shelves and rods
  • Clean the inside of any built-in drawers or wardrobes
  • Wipe down light switches, outlet covers, and door handles
  • Clean windowsills and window tracks
  • Wipe down baseboards
  • Vacuum the entire floor — including inside closets and along edges
  • If carpeted, vacuum thoroughly; consider steam cleaning if there are visible stains
  • Remove any scuff marks from walls (a melamine sponge works well for this)

Living Room / Common Areas Checklist

  • Vacuum all carpeted areas and mop all hard floors
  • Wipe down baseboards throughout
  • Clean all windowsills and tracks
  • Wipe down light switches, outlet covers, and door handles
  • Clean light fixtures and ceiling fan blades
  • Clean the interior side of windows if accessible
  • Remove any scuffs or marks from walls
  • Dust any built-in shelving or mantels

Hallways, Entry, and Laundry

  • Sweep and mop the entryway
  • Clean the front door — both sides — and the door handle
  • Wipe down the washer and dryer exterior (and interior drum if applicable)
  • Clean the lint trap area and behind the dryer if accessible
  • Clean laundry room shelves and floor
  • Clean hallway baseboards and light fixtures
  • Vacuum or mop hallway floors

Final Walkthrough

Before you hand back the keys:

  • Walk through every room and check for missed spots
  • Run your finger along the tops of door frames, inside cabinet corners, and along baseboards — these are the spots landlords check
  • Confirm all light bulbs are working (some leases require this)
  • Ensure all windows are closed and locked
  • Take your final set of photos with timestamps
  • Leave all keys, fobs, and remotes in the agreed location

Should You DIY or Hire a Professional?

DIY makes sense if you have the time (expect 4–8 hours for a one-bedroom, 8–12+ hours for larger units), you're physically up for intensive scrubbing, and you already have the supplies.

Hiring a professional makes sense if you're short on time, your unit has significant buildup (especially kitchens and bathrooms), or you want the confidence that it'll pass inspection without callbacks. A professional move-out clean is almost always cheaper than the cleaning bill a landlord will send if they hire their own crew.
